Corporate Real Estate Manager, In-Store & Shop Leasing - (Boise) in Boise, Idaho For Sale

The Corporate Real Estate Department, located in Boise, Idaho, has an opening for Real Estate Manager of In-Store & Shop Leasing. Position Purpose: The primary purpose of the Corporate Real Estate Manager, In-Store & Shop Leasing is to efficiently facilitate the approval process for all transactions involving in-store, shops , and out-lots across all divisions. Ensure the transactions information presented are accurate, complete, and in compliance with regulations and follow set company processes and procedures. Key Responsibilities include, but are not limited to: Negotiate and draft documentation for Leases, and Purchase Agreements. Create and evaluate financial proformas. Prepare submittals for capital expenditure approval by the Corporate Office. Manage real estate within a given geographical area for existing and proposed stores. Identify and evaluate store site locations, their availability, property value, access, zoning development problems, population trends, sales potential, and competition. Prepare initial draft documents such as letters of intent for leases, and purchase agreements. Review final documents prepared by the attorney. Qualifications: 4 year college degree in Business, Real Estate or related field. Minimum 5 years commercial real estate experience. Corporate real estate level experience is helpful. Knowledge of local and regional real estate activities. Knowledge of real estate contracts and terminology. Location analysis skills. Financial Analysis-Creation of profit /loss statements, balance sheets, proformas on computers, and present value analysis. Negotiating skills involving in-store, shop space, and out-lot transactions and renewals. Knowledge required to review design and construction elements of shopping centers including site plans, circulation, grading plans, and exterior elevations. Knowledge of industry/company standards as it relates to lease terms and conditions and financial measures of return. Proficient in Excel, Word, and Power Point. Excellent business writing skills.
